How long does it generally take to get an appraisal done?

The physical inspection of the property may take anywhere from 30 minutes to a few hours depending on the size and complexity of the property. The report writing process typically takes up to 3 to 7 business days to complete as long as any requested information is supplied.

What information is used for an appraisal report?

Mostly specific details about the property: property type, size, construction, location, and condition. Market research is done utilizing comparable sales data on recently sold homes collected on the Multiple Listing Service or MLS. This collection of data serves as a major resource for local area real estate professionals including real estate appraisers and real estates agent alike.

If you have a house that does not need repairs, don't worry, we also buy those.

What does a real estate appraiser look for during the inspection?

Generally, the appraiser's inspection will include the following: determining the overall condition of the property, establishing an accurate square footage, documenting permanent fixtures, updates, known deficiencies, or easements, taking current pictures, and assessing the neighborhood condition, as well as the immediate surrounding area.

How much does an appraisal cost?

The price of an appraisal can vary by size, location, complexity, and time demands. Generally an average home measurement starts at $200. The price increases as more analysis, reporting, and demand on the appraiser's time is required. A typical local market valuation starts at $400. What is the quickest that I can get the appraisal report rushed?

Do to our obligations to other clients and current workloads there are no guarantees that we can make faster accommodations, however, we do have a rush fee structure. 24 hrs will be the absolute soonest we can commit to for full market valuation. Please call for availability and pricing.

What type of credentials or training does a real estate appraiser have?

Real estate appraisers are licensed or certified to do appraisals by the state. Each appraiser is required to meet educational requirements, as well as, experience requirements with mentorship as dictated by each state. The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information, we can usually make you an offer on the spot. If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!

Of course. Most of the houses we buy need repairs. Those are the ones we actually prefer. Don't worry about any level of repairs. We can handle anything.

If you have a house that does not need repairs, don't worry, we also buy those.

We can usually see the house and make you an offer on the spot. This typically happens within 24 hours if you are able to show the property or give access to it.

If absolutely necessary, we can close in as fast as 3 days. Typically, we schedule closing for 2-3 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a month, we can usually accomodate it.

We do NOT charge fees to you to buy your house. We make our money with the investment and do not need to make any by charging you a commission.
